Understanding DSCR: The Number That Decides Your Real Estate Loan

Why DSCR matters more than your credit score

For investment real estate, lenders care less about your personal credit and more about whether the property pays for itself. That question is answered by one ratio: the debt-service coverage ratio (DSCR).

The formula

DSCR = Net Operating Income ÷ Annual Debt Service
  • Net operating income (NOI) is your rental income minus operating expenses (taxes, insurance, maintenance, management) — not including the mortgage payment.
  • Annual debt service is your total principal and interest payments for the year.

What the numbers mean

  • Below 1.0x — the property doesn't cover its debt. Very hard to finance.
  • 1.0–1.24x — tight. Most lenders won't lend at this level.
  • 1.25x or higher — the typical minimum for investment loans.
  • 1.5x+ — strong, and unlocks better rates and terms.

How to improve your DSCR

  1. Increase NOI — raise rents to market, cut operating costs, or add revenue (laundry, parking, storage).
  2. Lower debt service — a longer amortization or a lower rate reduces the annual payment and lifts the ratio.
  3. Put more down — a smaller loan means smaller payments and an easier DSCR.

The takeaway

DSCR is the lever you can actually control. Before you apply, run the numbers and see where you stand — a few basis points can be the difference between an approval and a decline.
